All information is shared in good faith and is based on details provided by the developer/promoter, publicly available records, and project approvals under RERA.

  1. Project Area & Phasing
    • References to the total project extent (e.g., “7.5 acres”) are for the entire master-planned development as shared by the promoter.
    • Individual towers or phases may occupy smaller footprints of land and may be launched, registered, or completed in stages under separate RERA numbers.
    • Purchasers should confirm the exact land area and facilities applicable to the specific phase/tower for which units are being purchased
  2. Mock-Up Apartments & Visuals
    • Photographs, videos, and walk-throughs may include mock-up apartments or sample flats constructed in one tower or phase. These are used purely to demonstrate the quality, design intent, and finishing standards of the developer.
    • Actual units available for sale may be located in a different tower/phase with a separate RERA registration. Layouts, specifications, or views may vary from those shown in the mock-up.
  3. Amenities & Open Area Calculations
    • References to amenities such as the clubhouse, landscaped areas, or “70% open space” are interpretations based on project plans as shared by the developer. These may include or exclude common facilities depending on the method of calculation.
    • The actual extent of open areas, common areas, and amenities shall be as per the final sanctioned plans and the RERA-filed documents for each registered phase/tower.
  4. Number of Apartments & Units
    • Any figures quoted (e.g., “318 apartments in 7.5 acres”) may reflect the entire master plan including future/announced phases.
    • The exact number of units available for sale under any specific RERA registration may be lower (e.g., 200 units across two towers). Buyers must rely on the relevant RERA registration certificate and disclosure documents for precise details.

Limitation of Liability

  • While every effort is made to ensure accuracy, no warranty or representation is made regarding the completeness, correctness, or accuracy of the information provided.
  • Neither the channel partner/broker nor its representatives shall be held liable for any loss, claim, or damage arising out of reliance on the marketing material, where the official RERA-filed documents differ in interpretation or detail.
  • All decisions to purchase must be based on independent verification and the agreement for sale executed with the promoter/developer, not on the promotional material.

Regulatory Compliance

Governing Law

These Terms & Conditions and Disclaimer shall be governed by the laws of India, with jurisdiction exclusively with the courts of Kerala.
